It was created by a true fan of the saga, Jim Costigan, who spent 6 years of his life building his Hobbit Hollow from scratch, a stone's throw from New York.

It was created by a true fan of the saga, Jim Costigan, who spent 6 years of his life building his Hobbit Hollow from scratch, a stone's throw from New York.



An engineer by profession, the man, tired of seeing only the skyscrapers of the Big Apple where he lives and works, has realized his dream, a passive hobbit-style house.

“I needed a place to put my lawn tools and outdoor furniture, so I told my wife that I was going to build a shed. She replied: 'Good.' Then I thought it would be cool if it was built like a hobbit house, ”she says on her website.

He starts almost for fun but he really manages to build the house also involving his wife and 4 children.

About 6 years ago, Jim bought a lot in Pawling, New York, with the specific intention of building Hobbit Hollow. A pleasant location surrounded by greenery, just 110 km from New York City.

A unique structure, as Jim defines it, capable of combining the characteristics of geothermal and passive houses with a concrete and wood envelope. With an area of ​​approximately 140 square meters, the house has 2 bedrooms and 2 bathrooms and can accommodate up to a maximum of 6 people.

But Hobbit Hollow isn't just a fan's whim. The ambitious builder not only recreated the famous hobbit house, but transformed it into one passive house protected by the earth. From the outset, the entire project was integrated with energy-efficient details, including the construction without thermal bridges, providing an earthen shell capable of insulating the house and keeping it cool in summer and warm in winter. All accompanied by triple-glazed thermal windows and a heat recovery system.


Hobbit Hollow come Casa Baggins

Jim doesn't hide it. To make his little house he was inspired by the residence of Bilbo Baggins. Not surprisingly, the exterior is lined with natural stone. The green roof, the flagship of his work, is also inevitable. With its typical curved shape, the roof is lush and truly impressive. Compared to the original, roof windows have been added to give more light.

Inside, the house has a high barrel vaulted ceiling, which gives more space and depth. The numerous windows and skylights in every room, except in the guest bathroom, provide natural light for most of the day.

Around the house, there are natural forests and an open-air patio at the back. From there, the family but also visitors can savor the silence, broken only by an idyllic waterfall and the sound of the water of the pond.

Jim's desire is to give other fans the opportunity to visit it, spend a night, a weekend or a week in Hobbit Hollow and


“Enjoy all the comforts and simplicity of Middle-earth”.

At the moment, however, in man's intention there is also the perspective of sale of the characteristic house to another lover of the Lord of the Rings.
